Repair or Replace? Deciding on a 20-Year-Old Furnace in Modesto
Updated 2026-10 · Modesto, CA

Why this comes up so often in Modesto
Most of Modesto's homes were built in the 1970s and 1980s, and the subdivisions in Village One, Sylvan and Salida followed through the 1990s and 2000s. That is a lot of houses on a furnace somewhere between 18 and 30 years old, and a lot of November phone calls that start with a repair and end with this question.
Repairs worth doing on an old furnace
Flame sensors, igniters, capacitors, pressure switches and thermostats are cheap relative to a new furnace, and fixing them on a 20-year-old unit is reasonable. An inducer motor or a blower motor on a furnace that is otherwise sound is often worth doing too, especially if the air conditioner is newer and shares the same blower.
Signs it is time
A cracked heat exchanger
The one that ends the discussion. The part is expensive, often out of warranty, and the labour is close to a full replacement.
Repeat failures
A major repair last winter and another this winter. Old furnaces tend to fail in sequence.
Parts that are not made
Control boards and gas valves for some older models are scarce. A repair that depends on a part that takes two weeks to arrive in December is a different calculation.
A paired AC that is also old
If the air conditioner is on R-22 and the furnace is past 20, replacing both together (or with one heat pump) avoids paying for the blower, coil and duct work twice.
The half-the-cost rule, and its limits
A common rule says replace when one repair approaches half the cost of a new furnace on a unit past about 15 years. It is a starting point. Adjust it for the things particular to your house: whether the ducts are worth keeping, whether the AC is due too, and whether a heat pump with an MID or TID rebate changes the numbers. In California, also budget for the permit, duct testing and HERS verification that a replacement requires and a repair does not.
Questions to ask before replacing
- What exactly failed, and can you show me?
- What would the repair cost, so I can compare?
- Is the price including the permit, duct testing and sealing, and HERS verification?
- How did you size the new furnace? Was a load calculation done?
- Would a heat pump or dual-fuel system make sense here, and what would it cost to run on my utility rates?
- What is your C-20 licence number?
If you decide to repair
Book a tune-up for next September as well. An old furnace that has had one part replaced is a good candidate for another, and finding it in early fall is far better than finding it on the first fog night.
Weighing repair against replacement? Call and describe the furnace and the problem. A local heating and air company will look and give you both prices.
Where to go next
Common questions
How long do furnaces last in Modesto?
Commonly 15 to 25 years. Garage and closet furnaces that have had regular filters and tune-ups often reach the upper end.
Is a high-efficiency furnace worth it here?
Modesto winters are mild compared with most of the country, so the payback on the highest-efficiency gas furnaces is slower. Ask for operating-cost estimates on your gas bill before paying a large premium.
Can I replace only the furnace and keep my AC?
Yes, if the AC is in good shape and compatible with the new furnace's blower. The installer should confirm the match.
